Kaufman Residence.

Project Overview.
A residence shaped
to site and market.
Opportunity
The property at 10 Kaufman Drive sits on an established Westwood street with mature landscaping and consistent buyer demand for renovated luxury product in the $900K–$1.1M range, a submarket that rewards disciplined execution and finished-room quality over headline square footage.
Existing conditions supported a substantial redevelopment strategy: preserve the parcel's advantages, street position, established neighborhood, walkability to downtown Westwood, while reimagining the residence as a fully contemporary luxury home.
Strategy
Palisade approached Kaufman as a substantial residential redevelopment. The reimagined residence carries five bedrooms and five full bathrooms across a floor plan structured around a bright, contemporary primary living level; an open kitchen anchored by a two-tone waterfall island; a fireside family room; and a fully appointed primary suite with a custom oak-fitted walk-in closet.
The exterior architecture is white board-and-batten with a standing-seam metal roof over the entry canopy and generously scaled black-frame windows, a considered contemporary language that reads clearly against the established Westwood streetscape without departing from the neighborhood's material vocabulary.
Execution
Interior finishes carry the exterior's contemporary language inward: wide-plank white oak flooring throughout the primary living level, book-matched marble tile at the kitchen backsplash, painted lower cabinetry with warm-brass hardware, and a black-and-brass range hood as the kitchen's focal architectural element. The family room features a floor-to-ceiling marble-clad fireplace surround in a moody Sahara Noir tone, a deliberate contrast against the otherwise light-neutral palette.
The primary bathroom pairs black-and-gold sunburst-patterned wall covering with a book-matched marble shower surround; the walk-in closet is fitted in warm white oak with paneled drawer fronts and open shelving. Lighting is specified to a single warm color temperature throughout.
Outcome
Kaufman closed in 2025 at $999,000, in line with underwriting and consistent with the Westwood luxury-redevelopment comparable set. Disposition was direct-to-buyer under a broker representation agreement.
