Opportunity
406 Sylvan Place E sits on a 0.49-acre site in Haworth, an established Bergen County residential community. The prior condition showed an existing home well below the potential of a nearly half-acre setting.
Strategy
The thesis was substantial redevelopment into new-construction-quality residential product, sized and planned to match the depth and standing of the site.
Execution
The completed plan centers on open living spaces and a gourmet kitchen, with white-oak flooring throughout. A first-floor ensuite, a primary suite with balcony and a finished lower level round out the residence.
Outcome
Completed in 2021, the 3,574-square-foot residence offers five bedrooms and five bathrooms, a fully contemporary home on a substantial Haworth lot.
